This blog analyses these issues in more detail before explaining how technology, such as cloud technology and conveyancing case management software, can ease the burden on conveyancing firms.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400\">The average cost of conveyancing UK 2022<\/span><\/h2>\n<p><span style=\"font-weight: 400\">If you\u2019re a UK conveyancer, it\u2019s worth starting with some numbers to assess how your typical fees compare to the market. The average cost of conveyancing in the UK in 2022 has reportedly <\/span><a href=\"https:\/\/www.mortgagesolutions.co.uk\/news\/2022\/02\/01\/conveyancing-fees-rise-by-a-fifth\/\"><span style=\"font-weight: 400\">risen by a fifth<\/span><\/a><span style=\"font-weight: 400\"> over the past year.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">The average residential conveyancing fees for purchasing a freehold property has risen to \u00a31,090.32, while it costs an average of \u00a31,092.89 when selling a property.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Of course, this fee varies greatly depending on the firm, its location, and the work required to sell or buy a home.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400\">The average conveyancing time UK 2022<\/span><\/h2>\n<p><span style=\"font-weight: 400\">Do you know how long your typical conveyancing process times take compared to your competitors? If not, these are the average conveyancing times for the UK in 2022.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">While the time taken varies depending on several factors, currently the end-to-end conveyancing process takes an average of <\/span><a href=\"https:\/\/www.quittance.co.uk\/conveyancing\/advice\/general-property\/how-long-does-conveyancing-take#:~:text=On%20average%2C%20conveyancing%20takes%208,Often%20there%20are%20major%20delays.\"><span style=\"font-weight: 400\">eight to 12 weeks<\/span><\/a><span style=\"font-weight: 400\"> in the UK. There are exceptions to the rule. For example, if there\u2019s no chain and a cash buyer, then the process is less complex\u2014so the average time from offer to exchanging contracts is just 4-8 weeks.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">If there\u2019s no chain, but the buyer requires a mortgage, then it takes four to 10 weeks on average. If there\u2019s a chain, then the process generally takes 10-12 weeks (regardless of whether it\u2019s a cash buyer or the buyer is obtaining a mortgage).\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400\">The current state of play for UK conveyancing firms<\/span><\/h2>\n<p><span style=\"font-weight: 400\">As the market stands right now, conveyancing firms in the UK report feeling underpaid and overworked\u2014and are ignoring the potential benefits offered by conveyancing software. Understandably, these factors are all placing huge pressure on the sector. So, how have things ended up like this?\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">There are several factors to blame.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">First, conveyancers worked around the clock during the pandemic as house sales skyrocketed due to the stamp duty holiday. Unfortunately, however, this didn\u2019t result in increased profits.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.lawgazette.co.uk\/commentary-and-opinion\/the-price-is-wrong\/5113701.article\"><span style=\"font-weight: 400\">According<\/span><\/a><span style=\"font-weight: 400\"> to Paul Rogerson, Editor of the <\/span><i><span style=\"font-weight: 400\">Law Society Gazette<\/span><\/i><span style=\"font-weight: 400\">, \u201cConveyancing has become commoditised. Some would say deskilled. Profit margins were\u2014and remain\u2014low\u201d. He goes on to state that conveyancers are also facing the \u201cperennial headache of obtaining affordable <\/span><a href=\"https:\/\/marketing.dev.clio.systems\/uk\/blog\/solicitors-professional-indemnity-insurance-lockton-interview\/\"><span style=\"font-weight: 400\">professional indemnity insurance<\/span><\/a><span style=\"font-weight: 400\">, as the risks that conveyancers face multiply.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Some professional indemnity insurance (PII) firms have even <\/span><a href=\"https:\/\/www.lawgazette.co.uk\/features\/conveyancing-risks-and-indemnity-insurance\/5108479.article\"><span style=\"font-weight: 400\">set ceilings<\/span><\/a><span style=\"font-weight: 400\"> for the percentage of conveyancing work that they are willing to cover from prospective clients.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Second, conveyancing firms are typically worryingly behind the curve regarding digital technology adoption. Recent <\/span><a href=\"https:\/\/todaysconveyancer.co.uk\/data-suggests-conveyancers-missing-biggest-digital-opportunities\/\"><span style=\"font-weight: 400\">research from Infotrack<\/span><\/a><span style=\"font-weight: 400\"> (one of Clio\u2019s <\/span><a href=\"https:\/\/marketing.dev.clio.systems\/app-directory\/?categories=eu\"><span style=\"font-weight: 400\">integration partners<\/span><\/a><span style=\"font-weight: 400\">) suggests a busy conveyancing team can save days, weeks, or even months over the course of a year though efficiency and accuracy gains, particularly when it comes to the pre-completion and client onboarding stage.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Their research suggests that the largest proportion of conveyancers have attained the highest level of digital maturity at the post-completion stage; however, this accounts for just a third of those firms included in the research.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Third, <\/span><a href=\"https:\/\/news.sky.com\/story\/mini-budget-live-kwarteng-announcing-tax-cuts-with-cuts-to-stamp-duty-and-corporation-tax-12593360\"><span style=\"font-weight: 400\">government action<\/span><\/a><span style=\"font-weight: 400\"> is placing increased pressure on conveyancing firms. The government\u2019s recently announced <\/span><span style=\"font-weight: 400\">stamp duty land tax (SDLT) cuts<\/span><span style=\"font-weight: 400\"> will likely increase conveyancers\u2019 workload in a similar fashion to what happened during the pandemic. <\/span><a href=\"https:\/\/todaysconveyancer.co.uk\/conveyancers-fear-the-worst-as-stamp-duty-cut-mooted\/\"><i><span style=\"font-weight: 400\">Today&#8217;s Conveyancer<\/span><\/i><\/a><span style=\"font-weight: 400\"> reports, \u201cThis has led to concern from within the conveyancing sector\u2014which is already stretched to its limit\u2014that an uptick in demand may see their workload soar.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Indeed, recent data shows that the average firm has faced a <\/span><a href=\"https:\/\/todaysconveyancer.co.uk\/data-shows-busiest-financial-year-record-conveyancers\/\"><span style=\"font-weight: 400\">60%<\/span><\/a><span style=\"font-weight: 400\"> annual rise in property transaction activity over the last year\u2014and that the average caseload for a conveyancing firm has more than doubled over the past decade.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Conveyancing firms are grappling with low profits, an unsustainable workload, and haven\u2019t yet adopted conveyancing software that would significantly ease the burden they currently face. It\u2019s a perfect storm for pressure in the sector\u2014but there are things conveyancing firms can do to counteract this.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400\">Why conveyancing software is more important than ever<\/span><\/h2>\n<p><span style=\"font-weight: 400\">Conveyancers must act quickly to turn the tide.
